Does anyone have a fixer upper 2BD rental for rent? (North Cobb or Cherokee County GA)

Hello. I am employed FT in the Canton GA area. Sometimes my job has me in the Kennesaw and Acworth areas. But I am on child spt with GA DFCS and while my gross income is substantial, my net is not that good. I'm looking for a renter who may have a fixer upper, that you wouldn't mind renting out. If we can come to some sort of arrangement with the maintenance needs, since I do apartment maintenance work, I'd be more than willing to do my own maintenance work whenever needed. I don't want roommates, & no basement apts. Desire my own spot. Doesnt matter if it has a dishwasher or not. However, I DO NEED a unit w/ a stove, oven, a full sized fridge, and most of all, washer and dryer connections. I do NOT have any pets.
My budget is $1200 / mo for rent. I don't have a deposit. I do have the 1200 cash, looking to just go in direct and get started with the 1200 and go from there, by signing a regular rental agreement as I would anywhere else. Due to my job location, here are the following areas that I am definitely looking in:
Canton, Acworth, Woodstock, Marietta, Kennesaw, may consider Cartersville, Holly Springs and Emerson GA. Smyrna will not work. Although that's Cobb Co, its still too far South of my job.
